Darkness is just the Absence of Light

Suppose we were having the perfect storm of a financial “crisis of confidence.”
Then suppose, in the largest voter turnout in memory, the country elects a new President, a real leader, who restores confidence in America, democracy, and in our future.

Given that giant termites did not actually devour our houses, a plague of locusts did not destroy our crops, intergalactic aliens have not abducted all our women (OK, … and children) and given that we have figured out that conservation makes gasoline go farther, and given that both political parties are talking about “bringing the boys home,” given that the stock market goes up as well as down, … given all that, how long before, in the rising glow of a new dawn, we say, “Oh, that wasn’t the Bogey man after all, Bubba. It was just an old coat and hat thrown over a rocking chair!”

October 2008 Las Vegas Home Sales

The US is nothing if not resilient.

Now for the data.
Las Vegas closed (at least) 2542 single family homes in October at a median price of $104/sq ft.
There are about 5600 pending contracts today at 5PM, and this is down from the numbers of the summer. It could be seasonal, it could be the economy and the election. We will see.
Our listing watch is flat at 15060, 40 units higher than last month. Of these listings 4593 (30%) are REO’s - about half are short sales, 20% are conventional owner listings.
Of these listings, 6369 are asking $150/sq ft or less (not including short sales). And of these 6369 units under $150, 4404 are REO’s.
Sellers, if you list your house in the affordable range, you have about a 42% chance of selling.
The graph shows that our closing numbers have now caught up with 2004 and 2005.
Let the healing begin.
